Why builders promote festive bookings
Developers may offer launch pricing, waived charges, furnishing packages or payment plans around Diwali. Buyers can view these as negotiation opportunities, not proof that a project is sound. A refundable token amount, an expression of interest and a legally binding agreement are different commitments.
Verify the property before paying
Check title records, building permissions, the applicable RERA registration and project disclosures, delivery milestones, outstanding encumbrances and the seller's authority to transact. Have an independent property lawyer explain the agreement and cancellation terms before transferring substantial funds.
For a resale home, inspect structural condition, association dues, utility connections and any pending disputes. Verify payment recipient details independently to avoid invoice or account substitution fraud.
